The land under evaluation is called Herdade da Esparragosa and is located on Estrada Nacional 380, southwest of Évora, parish of Sé e Concelho and District of Évora.

The land is located on the urban outskirts of the City of Évora, southwest of the center. It is a mixed environment, with a rural and urban part. The estate is close to the city ring road. The estate is confronted to the east by the national road 380 and crosses a paved street that delimits an urbanizable part of the remaining area of the land. In the immediate surroundings, there is the Sports Pavilion and the construction of the central Hospital of Alentejo is approved.

It therefore has good access and location, with public road transport and some trade and services in the surroundings.

The urban space will be “susceptible” to real estate promotion:

  • Plots of land for construction of single-family houses and commerce.

Or, taking into account that the urban part of the land is classified as an urban space for equipment, it will be “susceptible” to the implementation of hotel equipment:

  • Mid-range hotel unit.

The estate has a total of 31,525 hectares, which is why it is of a high size. No agricultural exploitation was detected, so it is assumed that there is no income from this activity. A consultation was carried out with the PDM of Évora, which allowed us to verify that there is a part of the estate that is in urban space, about 22,440 m2, the rest being classified as Surrounding Rural Space in the City of Évora. The estate has some slopes, faces the source along national road 380 and crosses a paved street that delimits a part of the land that can be built.

By consulting the planning plan, we found that there is a part of the estate that is located in an urban space and another part that is fully inserted in the surrounding rural area of the city of Évora.

The total area of the Estate indicated in the CRP is 315,250 m2.

According to what was mentioned in the previous point, we predict that 22,440 m2 will be urbanizable and 292,810 m2 correspond to the part of the land that has the classification of rural space.

It should be noted that the information collected needs confirmation, namely the survey of the part with urban use of the estate.
